UPDATE – November 2025
The students and staff of St. Finian’s have now completed their first term and are well settled into the newly completed school buildings. While classes continue in Phase 1, work on Phase 2 is progressing as the redevelopment moves forward through November.
The temporary roof tent has now been fully installed over the East Block, covering the Library and Gaffney Hall. This has allowed the careful removal of roof slates and battens to begin. External plastering has commenced on the front elevation of the existing building, with the first coats of the new lime render being applied. Demolition works have started in the old DCG room, where the new bridge link will connect to the X3 building. Additional demolition is ongoing on the lower floors. The openings between the X1 and X2 buildings have been formed, successfully linking the old and new structures.
The precast rising elements in X2 are now complete, with structural roof steelwork scheduled for completion by mid-November. Roof works on X2 will begin shortly thereafter. Installation of external doors and windows to X2 is also planned to commence toward the end of November.
On the external of the building visible progress has been made across the site scaffold has now been completed in the rear courtyard and has started to be erected on the west wing of the building, temporary roof and the white Monoflex has been completed on the East wing near the chapel.
Looking ahead, November will be focused on works to the X2 building’s roof, external blockwork and windows. X1 works will focus on the slate roof works of the East block, M&E 1st fix works in attic spaces and on internal lime plastering. External plastering will continue on the front elevation to decorative mouldings.
Together, these milestones show the steady progress towards delivering state-of-the-art facilities that will benefit the St. Finian’s community for generations to come.

Health, Safety & Environment
As the Main Contractor the health and safety of our workers and the public is a top priority for JJ Rhatigan/ABM. We have drafted a traffic management plan that will be implemented for the duration of the construction works to minimise the impact on the public and local residents. The site will be fully secured for the duration of the works and the vast majority of the works will be carried out within the confines of this area. It is important that children understand that construction sites are not a safe place to play, and they should not try to enter construction sites at any time. We would appreciate parents’ assistance in getting this point across to young children.
Construction sites are defined as high-risk work areas with those who work on site having specialised training and equipment to undertake their tasks. Once established on site JJ Rhatigan/ABM will be completing school visits / community initiatives to outline this.
JJ Rhatigan & Company is proud to support and cooperate with the Considerate Constructors Scheme to commit to care regarding the appearance of our site, respect the community in which we work, protect the environment by our methods of working and choice of design and materials, secure everyone’s safety and value our workforce. We strive to maintain the highest standards on all our projects.
